Chadwick Saylor and its affiliates act as advisor to institutional
investors for acquisitions, divestitures and restructurings including
due diligence, valuation analysis and negotiation of terms for asset
based transactions.
Examples of such services provided include:
- A Public Pension Fund with approximately $13 billion
in total assets, of which 10% is allocated to real estate investments,
frequently engages the firm to act in a fiduciary capacity in
conducting due diligence on new investments being considered for
its various joint venture investment programs.
- The firm was retained to advise a Municipal Pension
Fund on unwinding multiple investments owned as tenants-in-common
with another pension fund. The firm created a plan for unwinding
the investments and assisted the pension fund with the implementation
of that plan.
- The Port of San Diego retained the firm to develop
and recommend a restructuring of its ground lease policies and
terms. The firm negotiated a strategic resolution between the
tenants and the Port, and established ground lease development
and operating procedures for the following decades.
- The Los Angeles Department of Beaches & Harbors
retained the firm as an economic consultant in matters relating
to formulating and negotiating the County’s position and
practices for ground lease renegotiations and extensions, and
to assist in formulating real estate asset management strategies.
